Freehold District 15 projects lead new psf-price peaks; One Fort sets fresh record of $2,100 psf
Record prices at One Fort, De Centurion and The Eastside signal firm demand for freehold District 15 homes, potentially supporting nearby resale price expectations.
One Fort set a new project record of $2,100 psf when a 1,238 sq ft three-bedroom unit sold for $2.6 million on Aug 31.

Freehold projects in District 15 topped the list of private non-landed residential developments that set new psf-price highs during the week of Aug 25 to Sept 1. Among them, One Fort ranked first at $2,100 psf. The fresh record at the condo occurred with the sale of a 1,238 sq ft three-bedder on the 19th floor for $2.6 million on Aug 31.
The deal edges past the project’s previous high of $2,078 psf, established by the sale of a smaller 1,227 sq ft, three-bedroom unit for $2.55 million in January 2025.
One Fort is a boutique development located along Fort Road in District 15. Completed in 2005, the condo comprises just 79 homes within a single block, with two- to four-bedroom units ranging from 1,033 to 3,111 sq ft.

It is within 2km of several schools, including Tanjong Katong Primary School, Geylang Methodist School (Primary) and Chung Cheng High School (Main).
One Fort has seen steady price appreciation over the past few years, according to EdgeProp Singapore’s tabulation of resale caveats. The average resale price rose from $1,643 psf in September 2020 to around $1,965 psf in September 2026.
Coming in second on the list of top project highs for the week is De Centurion. It achieved a new price peak of $2,058 psf with the sale of a 775 sq ft, two-bedroom apartment for nearly $1.6 million on Sept 1.
The record-breaking sale inches past De Centurion’s previous high of $2,035 psf, when a 1,044 sq ft three-bedder fetched $2.13 million earlier this year on Feb 5.
Completed in 2010, De Centurion is a 42-unit freehold development located along Tanjong Rhu Road. It comprises one- to three-bedders measuring between 570 and 1,044 sq ft. There is also a duplex penthouse of 2,024 sq ft.
In terms of absolute price, the most expensive transaction at the development was for the duplex penthouse, which the developer sold for $3.24 million ($1,600 psf) in November 2007.
Rounding out the top three psf-price highs for the week is The Eastside along Joo Chiat Road. A 1,206 sq ft three-bedder on the second floor changed hands for $2.45 million on Sept 1, translating to a new high of $2,032 psf.
That is the first time a unit at the freehold development transacted above $2,000 psf. The project’s previous record price of $1,927 psf was achieved in April 2023, when a 1,012 sq ft, two-bedroom apartment was sold for $1.95 million.
The Eastside is a freehold boutique development in District 15 that was completed in 2006. It comprises 32 apartments, with two- to three-bedroom layouts ranging from 958 to 1,970 sq ft.
Marine Parade MRT Station is a seven-minute walk away, while retail and lifestyle amenities at Katong Square, Katong Point, The Odeon Katong and Parkway Parade are within a two- to six-minute walk.
The Sept 1 record-setting deal is The Eastside’s first caveated sale since 2023. Caveats lodged show that there were only two transactions in 2023: the sale in April 2023 and another 1,012 sq ft two-bedder that fetched $1.9 million ($1,878 psf) in September 2023.
There were no new psf-price lows for the period in review.
