Its rental income, mixed-use configuration and proximity to three MRT stations may attract investors seeking scarce District 8 heritage assets amid renewed transaction interest.

A freehold six-storey mixed-use building at 28 Kinta Road is up for sale via an expression of interest (EOI) exercise with a guide price of $13 million.
Sitting on a land area of around 1,096 sq ft, the building comprises a ground floor commercial space with residential units on the upper floors. Based on the estimated built-up area of 4,450 sq ft, the guide price translates to about $2,921 psf.
The building is fully tenanted, according to Jennifer Loh and Teo Garrick of PropNex Realty, who are marketing the property. Loh adds that the building could appeal to investors, family offices and owner-occupiers seeking "a yield-generating heritage asset in a supply-constrained location".

Situated in District 8 and within the Little India precinct, the property is about five to 12 minutes on foot from three MRT stations: Farrer Park, Little India and Jalan Besar. Lifestyle hubs such as Mustafa Centre and City Square Mall are less than a 10-minute walk away.
Research by PropNex shows that District 8 was the top-performing shophouse district in the final quarter of 2025. It saw seven transactions totalling $46.3 million in 4Q2025, bringing its tally for that year to 24 deals worth over $183 million. This reflects renewed interest in the District 8 market, adds the firm.
The EOI exercise will close on at 12pm on Aug 5.
