LHN pilots new eldercare offering, Jubiliv, at five senior-friendly units in Boon Lay
The service-led model signals demand for mid-market senior living and could encourage landlords and hospitality operators to adapt existing properties for eldercare partnerships.
LHN launched Jubiliv with a pilot at five senior-friendly units within Coliwoo Boon Lay’s 437-key residence, ahead of a planned standalone eldercare facility.

Singapore-listed real estate management services group LHN Limited has launched Jubiliv — a new eldercare offering under its facilities management business segment.
It will take a service-led, rather than a property-led, approach to eldercare, and specialise in senior living, wellness programmes and home care services.
Jubiliv aims to provide a middle ground between institutional nursing homes and premium assisted living, through caregiver support and medication management.

Kicking things off is a pilot programme focusing on five senior-friendly units at 31 Boon Lay Drive — currently operating as Coliwoo Boon Lay, a 437-key co-living residence. Coliwoo is LHN's co-living subsidiary.
Through this pilot, Jubiliv will refine and advance its care model before it expands the business.
A standalone facility dedicated entirely to eldercare services is in the pipeline as the next phase of growth, LHN said in an Oct 21 media release.
At the Boon Lay property, Jubiliv will offer caregiver support and medication management to seniors seeking more support than independent living but without the intensity of a nursing home.
The five pilot units will come with built-in care services, shared amenities and a selection of active ageing activities.
They are also equipped with gerontechnology solutions and have features such as AI-powered fall detection and emergency call capabilities. These will allow the care associates to monitor the residents' well-being and respond in a timely manner.
Beyond Boon Lay, Jubiliv plans to grow its footprint through partnerships and property strategies, including working with hospitality operators, landlords and direct property investments.

This is so it can scale flexibly without being limited to properties developed from scratch.
All of Jubiliv’s care associates undergo caregiver and first aid training.
As a senior holistic care services provider, Jubiliv is looking to address what it calls a "widening gap" in Singapore’s eldercare landscape.
This comes as many existing eldercare options are nursing homes designed for seniors with high medical or dependency needs, alongside a small number of high-end assisted living facilities.
At the same time, a growing number of Singaporeans are considering retiring overseas, including in Malaysia, given the potentially lower cost of living.
"Too many seniors in Singapore are stuck choosing between a nursing home that feels overly clinical, an assisted living facility that is priced out of reach, or leaving Singapore altogether to afford a comfortable retirement," said Jess Lim, group managing director and executive director at LHN.
"Jubiliv exists to close that gap, offering seniors the independence and dignity they want, with the support their families need close at hand."
LHN noted that its move into eldercare builds on its facilities management capabilities that the group has spent years developing and applied across Reits, logistics facilities and residential portfolios.

The group also has an existing base of residential and commercial assets across Singapore, which can give Jubiliv a head start in identifying and adapting suitable properties for eldercare as it scales, LHN added.
"Our approach to Jubiliv is caregiving-as-a-service, in line with LHN's broader value proposition of uncovering complementary, untapped opportunities where our facilities management model can be applied in new ways," Lim said.
"The accommodation is simply the setting. What we're really building is the operational rigour behind consistent, quality caregiving," she continued.
Besides facilities management, LHN has three other main business segments: space optimisation, property development and energy.
