The record, alongside a more than 30% rise in Ardmore II’s one-year average resale price over a decade, signals sustained demand for prime freehold homes.

Ardmore II, a freehold luxury project in prime District 10, led the list of non-landed private residential developments that posted a new psf-price high during the week of Sept 22 to 29. The condo’s new record of $3,617 psf was set when a 2,024 sq ft four-bedder on the 35th floor changed hands for $7.32 million on Sept 24.
It inches past the development’s previous price peak of $3,599 psf, established by the August 2007 sub-sale of another 2,024 sq ft unit for $7.28 million.
Located in the exclusive Ardmore Park area, Ardmore II is a 118-unit condo that was completed in 2010. All its units have the same four-bedroom layout, measuring 2,024 sq ft.

Ranking second on the list of top project highs for the week is The Sea View in the Marine Parade area.
The freehold condo achieved a new price peak of $2,908 psf with the sale of a 1,410 sq ft, three-bedroom unit for $4.1 million on Sept 28.
The record-setting sale surpasses The Sea View’s former high of $2,878 psf when a smaller 1,216 sq ft three-bedder fetched $3.5 million two months prior on July 21.

District 1 development Union Square Residences set a fresh price floor of $2,603 psf when a 700 sq ft two-bedder was purchased from the developer for $1.82 million on Sept 26.
That edges below the development’s previous low of $2,605 psf, which belonged to the sale of a 506 sq ft, one-bedroom apartment for $1.32 million on April 23.
Union Square Residences is a 99-year leasehold project slated for completion in 2027. It will feature a 40-storey tower with one- to five-bedroom apartments ranging from 463 to 2,476 sq ft.
