Rare five-bedroom penthouse at Grandeur Park Residences to go on auction at $3.18 mil
Its rarity and guide price above the $2.82 million achieved by a comparable penthouse in November 2025 may test buyer appetite for larger District 16 homes.

A penthouse at Grandeur Park Residences, a 99-year leasehold condo in District 16, will be put up for auction by SRI on Oct 28. The 1,744 sq ft five-bedder has a guide price of $3.18 million, which translates to $1,823 psf.
Offered via an owner’s sale, this is the first time the property will go under the hammer.
Caveats lodged show that the unit was previously purchased from the developer for $2.03 million ($1,164 psf) in March 2017.
The unit is one of only three five-bedroom penthouses at Grandeur Park Residences. Occupying the top floor of one of the development’s six towers, thethree penthouses are the condo’s largest units.

The 14th-floor residence is served by a private lift and features a combined living and dining area that opens out to a balcony. The unit also has a master bedroom with an en suite bathroom; wet and dry kitchens; and four common bedrooms, one of which features a loft accessed by a staircase.
Mok Sze Sze, managing partner of SRI Auction, says the unit was renovated about five years ago, when the owners moved in, and has been well-maintained.
High ceilings across most of the living spaces also make the residence appealing to prospective buyers seeking a spacious home, she adds.
Located on Bedok South Avenue 3, Grandeur Park Residences is a 720-unit condo that was completed in 2020. It features one- to five-bedroom units ranging from 420 to 1,744 sq ft.
It is a five-minute walk from Tanah Merah MRT Station, while retail and lifestyle amenities at Bedok Mall, Eastpoint Mall and Changi City Point are within a four- to nine-minute drive.
Grandeur Park Residences has seen a relatively high volume of resale transactions this year, recording a total of 28 thus far.

Based on URA caveats, the most recent resale transaction involved a 452 sq ft, one-bedroom unit on the third floor, which changed hands for $860,000 ($1,902 psf) on Oct 9.
Before that, two units at Grandeur Park Residences were sold on Oct 1: a 420 sq ft one-bedder for $820,000 ($1,953 psf), and a 1,130 sq ft four-bedder for $2.38 million ($2,106 psf).
The last time a five-bedroom penthouse changed hands at the development was in November 2025. That unit, also measuring 1,744 sq ft, fetched around $2.82 million, or $1,616 psf.
