Sim Lian Group to preview Amberwood at Holland on Sept 11, with prices starting from $2,921 psf
As Holland Plain’s first of eight planned residential projects, its family-sized units and pricing may establish a benchmark for subsequent launches in the precinct.

Sim Lian Group will preview Amberwood at Holland, a 212-unit development in Holland Plain, on Sept 11, with indicative prices starting from $2.568 million, or $2,945 psf, for a three-bedroom unit.
Sales bookings for the 99-year leasehold project will commence on Sept 26. Amberwood at Holland is the first private residential development to be launched within the broader Holland Plain precinct.
The development comprises 11 blocks of four to six storeys, with only three-, four- and five-bedroom units.

The development includes 74 three-bedroom units ranging from 872 to 980 sq ft, 74 four-bedroom units of 1,076 to 1,313 sq ft, and 64 five-bedroom units spanning 1,335 to 1,572 sq ft.
Indicative prices start from $2.568 million ($2,945 psf) for an 872 sq ft three-bedroom unit; $3.175 million ($2,921 psf) for a 1,087 sq ft four-bedder; and $3.992 million ($2,990 psf) for a 1,335 sq ft five-bedroom unit.
Kuik Sing Beng, executive director of Sim Lian Group, says the development was designed around larger, family-oriented homes. “We believe this combination of prime location, liveability and wellbeing will appeal strongly to families looking for a quality home for the long term,” he adds.
According to Justin Quek, CEO of OrangeTee & Tie, three- and four-bedroom units make up about 70% of the project, with five-bedroom units accounting for the remaining 30%.
He says the emphasis on larger layouts could meet demand from owner-occupiers seeking more generous living spaces.
All residences have ceiling heights of 3.18m and come with V-ZUG appliances, Liebherr refrigerators and Villeroy & Boch sanitary ware.

The development also includes a higher-specification Luxe Residential Collection. The 48 units come with marble flooring, private-lift access and additional kitchen appliances such as a five-burner hob, built-in steamer and wine chiller. Five-bedroom luxe units have an approximately 6m-wide living and dining frontage.
Facilities at Amberwood are centred on wellness and include thermal and outdoor baths, a 50m hilltop lap pool and a dedicated red-light wellness facility. Sim Lian says Amberwood will be the first condominium in Singapore to feature such a facility.
Mark Yip, CEO of Huttons Asia, says the wellness facilities, particularly the red-light facility, help differentiate Amberwood from other residential projects and reinforce the development's Nordic-inspired wellness concept.
Amberwood is located near the Brizay Park, Garlick Avenue and Ewart Park landed and Good Class Bungalow estates. The project is also about a nine-minute walk from King Albert Park MRT Station via the future Community Plain Park, says Marcus Chu, CEO of ERA Singapore.
King Albert Park Station is on the Downtown Line and is slated to become an interchange with the Cross Island Line in 2032. Chu says the future interchange will further improve connectivity from Holland Plain to other parts of Singapore.
The development is also within 1km of Methodist Girls' School. Other schools in the wider Holland and Bukit Timah area include Henry Park Primary School, Pei Hwa Presbyterian Primary School, Nanyang Primary School, Raffles Girls' Primary School and Hwa Chong Institution.

Amberwood sits on the first of eight residential plots planned for the Holland Plain precinct.
Sim Lian acquired the site in July 2025 after submitting the top bid of $368.37 million, or $1,432 psf per plot ratio (ppr), beating four other bidders.
In May this year, the developer secured the adjacent Holland Plain parcel with a sole bid of $454 million, or $1,491 psf ppr. The 169,175 sq ft site can yield about 280 units.
Kelvin Fong, CEO of PropNex Realty, says the planned development of Holland Plain, together with the longer-term transformation of Bukit Timah Turf City and Beauty World, could add to the area's appeal.
“These urban renewal efforts will take time to play out,” he says, adding that Amberwood gives buyers an opportunity to enter a neighbourhood “that is entering its next chapter”.
