Singapore private home prices rise 1.4% in Q3, fastest growth in almost two years
The 2.8% landed-price rise and growing share of transactions above S$2 million signal stronger higher-value demand that may sustain upward price pressure, particularly outside central areas.
Singapore private-home prices rose 1.4% in Q3 2026, their eighth consecutive quarterly gain and fastest increase since the 2.3% rise in Q4 2024.
Body
This is the eighth straight quarterly gain for private home prices.
Singapore's private residential property prices rose 1.4% in Q3 2026, marking the eighth consecutive quarter of growth and the fastest quarterly increase in almost two years, according to flash estimates from the Urban Redevelopment Authority (URA).
The latest increase accelerated from 0.5% in Q2 and marked the strongest quarterly growth since a 2.3% increase in Q4 2024. On a year-to-date basis, private home prices rose 2.8% in the first three quarters of 2026.
According to Realion (OrangeTee & ETC) Group, the increase was led by the landed segment, where prices rose 2.8% in Q3, following a 2.5% increase in Q2. Non-landed prices rose 0.9%, reversing a 0.1% decline in the previous quarter.
Among non-landed sub-markets, prices in the Outside Central Region (OCR) rose 2.2%, while the Rest of Central Region (RCR) recorded a more modest 0.2% increase. Prices in the Core Central Region (CCR) edged down 0.1%.
Realion Chief Researcher & Strategist Christine Sun attributed the faster overall price growth partly to a larger proportion of private homes being sold at higher price points.
The share of private homes excluding executive condominiums sold for at least S$2 million increased from 49.2% in Q2 to 53.6% in Q3, according to Realion. The shift was particularly pronounced among new sales, where the proportion of transactions at S$2 million or above jumped from 52.3% to 71.7% over the same period.
