Non-landed private homes — new launches, resales and rents
A penthouse at The Metz was the most expensive condo unit transacted over the past 14 days to Aug 26, resold for $7.8 million. The four-bedder sits on the top floor of the 27-storey freehold development and measures 3,240 sq ft in floor area.

Located along Devonshire Road in the Somerset area in District 9, The Metz has three penthouses, each spanning 3,240 to 3,272 sq ft.
Next on the list was another high-floor unit, this time at Ardmore II, a freehold condo along Ardmore Park in District 10. The four-bedroom apartment on the 31st storey changed hands for $7.25 million.
In third place among the highest-priced condo units transacted was St Thomas Suites, also in District 9. A four-bedder at the freehold project went for more than $6.1 million.
The most popular rented condos in the Core Central Region (CCR) were D’Leedon and Leedon Green with 58 and 50 rental deals, respectively, for leases starting in July. Both projects are located off Farrer Road in District 10, and near the Holland Village and Farrer Road MRT stations.
Over in District 1, Marina One Residences and The Sail @ Marina Bay were the third and fourth most popular rented condos in the CCR, with 47 and 45 contracts respectively.
Landed homes — highest transacted prices and rents
In Singapore’s landed property market, taking the top spot in terms of transacted prices was a house along Gentle Road. Occupying 7,661 sq ft of freehold land, it was sold for $18.5 million or $2,415 psf.

Caveat data also shows that the owner of the Gentle Road property reaped a profit of around $11.74 million. They had initially purchased the house for nearly $6.76 million back in June 2008. On an annualised basis, that works out to a 5.9% gain over the 18-year holding period.
Meanwhile, a detached house on Woo Mon Chew Road in the Siglap area was sold for around $13.54 million on Aug 12. It sits on a freehold site of 6,767 sq ft.
And on Fir Avenue, off Bukit Timah Road and near Sixth Avenue, a freehold semi-detached house was resold for nearly $9.85 million. That is about $3,054 psf on its land area of 3,225 sq ft.
The 10 highest monthly rents for landed properties across Singapore, based on latest available data for leases starting July, ranged from $22,000 ($5.18 psf) for a detached house on Namly Grove to $55,000 ($6.29 psf) for a detached house on Ford Avenue.
HDB flats — top prices and rents, most transacted blocks
A four-room flat at Block 10A Boon Tiong Road was among the highest-priced HDB resale transactions during the fortnight to Aug 26.
Sold for about $1.47 million on Aug 25, the high-floor unit sits on the 37th to 39th storey, and is part of the Tiong Bahru View project in Bukit Merah.

Also making the list of highest-priced HDB flat transactions was a unit at The Peak @ Toa Payoh, a public housing project built under the Design, Build and Sell Scheme (DBSS). The five-room flat changed hands for $1.45 million on Aug 25.
The flat is located on the 28th to 30th storeys of Block 138C Lorong 1A Toa Payoh. The Peak @ Toa Payoh is well-known for its high-rise towers, central location, and string of million-dollar HDB resale flats. Housing a total of 1,203 units, the DBSS development comprises five residential blocks — two with 42 storeys and three with 40 storeys.
