What's moving the market: Singapore's biggest property deals and hottest searches (Sept 11)
The records and 48 transactions in 2026 signal strong demand for newly eligible resale flats, potentially influencing seller expectations and nearby HDB prices.
Three five-room flats at newly MOP Bedok South Horizon sold for $1.45 million to nearly $1.46 million, setting records for the development.

Here is this week’s data-led look at Singapore’s property market, covering record transactions, rental benchmarks and the most searched homes on EdgeProp.
Landed homes — highest transacted prices and rents
In Singapore’s landed housing market, the biggest deal by transacted price in the past fortnight involved a detached house in the Branksome Road residential enclave in District 15.

The property changed hands for $13.168 million, or about $2,603 sq ft on its freehold land area of 5,058 sq ft.
This is the year’s second caveated transaction on Branksome Road. In early March, another detached house fetched a higher price of $16.9 million, which is $2,674 psf based on the 6,321 sq ft site.
Meanwhile, on Jalan Jelita off Holland Road, a detached house was resold for $11.35 million on Aug 28. It sits on 5,148 sq ft of 999-year leasehold land.
The property is a three-minute walk to Jelita Mall and nine minutes on foot to Henry Park Primary School. The Holland Village lifestyle enclave is a three-minute drive from Jalan Jelita.
Non-landed private homes — new launches, resales and rents
In the Outside Central Region (OCR) or suburbs, the 10 highest monthly rents for condo units ranged from $9,200 to $10,500. On a psf basis, they were between $2.70 and $6.36 per month.
That is based on the latest available data for leases starting in July this year, compiled by EdgeProp Research.

The top spot for rents went to The Chuan — a 999-year leasehold condo along Lorong Chuan in Serangoon. One of its four-bedroom apartments, sized at about 1,651 sq ft, is commanding $10,500 each month.
Another three-bedder at The Chuan was rented out for $7,500 in the same month.
Rental yield at the condo has averaged about 2.9% based on URA data in the last 12 months. In the first quarter of 2026, The Chuan saw 11 rental contracts signed.
St. Gabriel’s Primary School is a mere five-minute walk from the development, while Lorong Chuan MRT Station is 12 minutes away on foot. The Chuan is also next to Braddell Heights Estate.
The second-highest rent among OCR condo units for the latest period stood at $10,300, for a four-bedroom unit at Seahill.
The development, comprising 460 condo residences and 18 landed units, is situated on West Coast Crescent in the Clementi area.
Seahill sits in between West Coast Park and Clementi Woods Park (currently temporarily closed), giving some of its higher-floor units unblocked sea views while others overlook green hills.

Education institutions in Seahill’s vicinity include Kent Ridge Secondary School, Nan Hua High School, NUS High School of Math and Science, the National University of Singapore, and Waseda Shibuya Senior High School.
Going by total volume of rental contracts, the most popular condo in the OCR was Parc Riviera, also in District 5, along West Coast Vale. The condo logged 115 rental deals in the third quarter of the year.
Rental yield at the Parc Riviera stood at 4.0% on average, while rental price averaged $5.8 psf per month, going by URA data in the last 12 months. The 752-unit, 99-year leasehold condo was completed in 2019.
Nan Hua Primary School, Qifa Primary School, and Commonwealth Secondary School are within a 1km radius of Parc Riviera, according to the EdgeProp LandLens tool. Parc Riviera is also near the International Business Park, which houses corporations' regional headquarters and innovation centres.
Meanwhile, the nine other most popular rented condos in the OCR were dominated by private residential developments in the west, especially in Jurong.
They are: Lake Grande and Lakeville, both on Jurong Lake Link; J Gateway on Gateway Drive; Lakefront Residences on Lakeside Drive; The Lakeshore on Jurong West Street 41; The Clement Canopy on Clementi Ave 1; Blue Horizon on West Coast Crescent; The Trilinq and Parc Clematis, both on Jalan Lempeng.
This comes as EdgeProp Singapore also reported this week that over in the HDB market, rental yields for flats in Jurong East and Jurong West are among the highest islandwide, with a diverse employment base supporting rental demand.
In the new launch segment, sale activity was muted. The most transacted condos over the last fortnight to Sept 9 were The Sen, Union Square Residences, Coastal Cabana, Grand Dunman, and Hudson Place Residences, logging two to four deals each.
Likewise, the resale segment was relatively quiet, with D'Nest, Reflections At Keppel Bay and The Floravale topping the list as the most transacted condos albeit with only three deals each.
The likes of Yew Mei Green, Verdale, Park Colonial and Kerrisdale saw two resales each over the fortnight in review.
HDB flats — top prices and rents, most transacted blocks
A five-room flat at Block 92 Dawson Road was resold for $1.5 million on Sept 5 — making it one of the highest-priced HDB resale transactions during the fortnight to Sept 9.
Located on the 28th to 30th storeys, the flat measured 1,065 sq ft in floor area.
In the east, several units within the same project fetched some of the highest transaction prices over the period in review.
At Bedok South Horizon, a 940-unit Build-To-Order (BTO) project situated on Bedok South Road, three flats with a five-room configuration were sold for $1.45 million to nearly $1.46 million. These are the highest resale prices ever achieved at the BTO development, which was completed in 2021.
Many flats at Bedok South Horizon have reached their five-year minimum occupancy period. That has led to new resale price records and a flurry of transactions. In 2026 thus far, there have been 48 transactions, going by data compiled by EdgeProp Research.
