What's moving the market: Singapore's biggest property deals and hottest searches (Sept 4)
These high-value landed and condominium transactions signal sustained activity in Singapore’s premium residential segments, potentially supporting seller confidence and luxury-market pricing.

Non-landed private homes — new launches, resales and rents
Some of the priciest condo units transacted over the past 14 days were at Terra Hill, 111 Emerald Hill, Astrid Meadows, The Continuum, and Ola Residences.

The fortnight’s top 10 deals by price quantum for non-landed private residential developments ranged from $4.1 million to $7.8 million.
In second place was a five-room apartment at freehold, new-launch condo Terra Hill in Pasir Panjang. It changed hands for $7.28 million or $2,398 psf on its floor area of 3,035 sq ft.
Terra Hill also happened to record a new price low on a psf basis over the past week, when the developers sold a four-bedder for $3.22 million or $2,093 psf. That is the first time an apartment at the project has fallen below the $2,100 psf threshold.
Meanwhile, a four-bedder at Astrid Meadows, a District 10 freehold project, was the fourth-most expensive condo transaction during the last fortnight. It changed hands for nearly $5.98 million — raking in a profit of about $2.18 million for the seller.
This makes the Astrid Meadows deal the second-most profitable condo resale deal for the week to Aug 25.
Terra Hill was also on the list of the most transacted new launches for the period in review, recording three deals, alongside Canberra Crescent Residences, Coastal Cabana and Hudson Place Residences, which each posted two sales.

In the rental market, Normanton Park was the most popular condo with tenants in the Rest of Central Region (RCR), for leases starting in July this year. It saw 132 rental deals, putting it firmly in the lead.
Next in line were Stirling Residences with 79 deals, Commonwealth Towers with 49, and Park Colonial with 46.
Among RCR condo units with the highest rents, first place went to a four-bedroom apartment at Meyerhouse, which is fetching $22,000 per month. That works out to about $7.72 psf given its floor area of roughly 2,850 sq ft.
Another four-bedder at the same condo is commanding $19,000, or $6.67 psf, in monthly rent.
Completed in 2022, the 56-unit Meyerhouse is located on Meyer Road, a six-minute walk to Tanjong Katong MRT Station and near East Coast Park. Rental yield at the freehold luxury development has averaged 2.8%, based on URA rental data in the last 12 months.
Meanwhile, Reflections At Keppel Bay took up four spots on this week’s list of 10 highest condo rents, with the apartments bringing in from $14,300 to $19,500 per month.
Nearby, two units at Caribbean At Keppel Bay are being leased out at monthly rates of $14,000 and $15,000 each.

Landed homes — highest transacted prices and rents
A house on Gentle Road, in the Bukit Tunggal Good Class Bungalow (GCB) area in District 11, again topped the list of highest-priced landed homes.
A detached house sitting on 8,762 sq ft of freehold land was resold for $20.38 million on Aug 20, based on caveats lodged.
Around a week before, another landed property just down the street had changed hands for $18.5 million. That works out to $2,415 psf based on the site area of 7,661 sq ft.
Meanwhile, the past fortnight also saw a freehold detached house on Branksome Road in the Katong area being transacted for close to $13.17 million, or $2,603 psf on the land area of 5,058 sq ft.
And at Braddell Heights Estate in Serangoon, a detached house along Cotswold Close was resold for $10.5 million or $2,376 psf.
As for landed properties in the rental segment, two of the highest monthly rents in the RCR came from detached houses on Binjai Park, with one commanding $19,000 and another $18,000.
As for Binchang Rise, a bungalow is going for $12,000 a month.
HDB flats — top prices and rents, most transacted blocks
